This 220-acre jewel of a property offers an amazing array of possibilities for use as a resort/retreat center for religious or commercial institutions. It could also be developed as a youth camp or a beautiful working ranch. It is very private and less than 2 hours from Kelowna, BC and 1.5 hours from Osoyoos, BC. and the US Border.
Its assets encompass 5,000 feet of Kettle River water frontage on its western border,
which includes the very best sandy beach and private swimming hole in the whole valley, as well as a ridge of scenic overlooks. There are also two creeks running through the property, one seasonal and one year-round. The latter creates a charming pond in a secluded area and is also set up for use as an irrigation source. Right outside the Orchard Valley next to the parking lot is a large pole barn that includes an attached tool room and workshop. The structure is nestled in a forest meadow on a high bank area just above the Kettle River and can also be easily reached from the parking area. Beyond the Assembly Hall and office is a campground area of forest and meadows. The terrain is relatively flat on the valley floor but includes surrounding low hills and beautiful hiking areas. The flat area could easily accommodate tenting for 100 people. In the area nearer the Assembly Hall, there is a riverfront Forest Cabin with battery run lights and a porch, as well as platforms for 8 Tent Cabins. There is a shower house with 4 private stall/dressing areas, a storage structure, as well as 5 immaculate outhouses scattered throughout the camping area.
A very special feature on the property is a secluded, artistically-designed, Caretaker's Home, located on a knoll in the southeast corner of the property that overlooks miles of Kettle River Valley. Within the fenced area of this high southeast hilltop is a very unique, octagonal-shaped, 3-story concept home. The home is solar-powered and has generator backup with ample batteries. It also has its own well and septic system, as well as a single carport with storage.
The Kettle River offers many opportunities for exploration by canoe, kayak, and raft. The rolling, forested hills of the area are ideal for hikes with different levels of difficulty and for snow-shoeing and cross-country skiing in the winter.
